Downtown or Dubai Marina: which should you choose?
Pick Downtown Dubai when your trip is about the city: the Burj Khalifa, Dubai Mall, the Dubai Fountain, Old Dubai and a short drive to DXB. Pick Dubai Marina or JBR when the beach and the waterfront are the point of the trip, and a longer ride to the airport is acceptable.

Sights and walkability
Downtown is built around Dubai Mall, the Burj Khalifa and the Fountain, which are within a short walk of each other. Business Bay and the canal are next door. Old Dubai is not: the Gold Souk in Deira is 13 km and 15 minutes away.
The Marina is walkable in a different way. Marina Walk runs round the canal, with restaurants below the towers, and JBR’s Walk runs along the beach. The big sights are not here. Dubai Mall is 21 km away.
Beach and outdoor time
This is the clearest difference. At JBR you walk off the street onto the sand. From Downtown, the nearest public beach is Kite Beach on Jumeirah, 11 km by road.

In the summer months the heat makes the beach an early-morning or evening plan in either place. Our Dubai travel guide has more on the seasons.
Getting around: Metro, tram and traffic
Both areas are on the Red Line. Downtown has the Burj Khalifa/Dubai Mall station. In the Marina area, the Red Line has stations at Dubai Marina and JBR, and the Dubai Tram links Dubai Marina, JBR and Sobha Realty on the Red Line. RTA allows two suitcases per passenger on the Metro, stowed in the luggage area.

Roads are the weak spot of the Marina. Sheikh Zayed Road is the single main route back to the airport, and it slows at peak. Our rush hour guide has the times. Downtown is closer to the airport.
Distance to DXB, DWC and Old Dubai
For DXB, Downtown wins by about 18 km. A trip from Downtown to the airport takes 16 to 19 minutes without traffic, against 29 to 34 from the Marina. At peak, add 15 to 25 minutes to either.

For Al Maktoum, the order flips: the Marina is 34 km, Downtown 50 km. For Old Dubai, Downtown is 13 km from the Gold Souk and the Marina 36 km.
Toll gates on Sheikh Zayed Road cost AED 6 at weekday peaks and AED 4 off-peak, and are free from 1 am to 6 am. The gates you pass vary by route, so see the Salik guide. Airport runs are covered in DXB to Downtown Dubai and DXB to Dubai Marina.
Price and hotel types
Downtown has large hotels beside the Dubai Mall and the Fountain, and serviced apartments around Business Bay. The Marina and JBR have beachfront resorts, tower hotels and holiday apartments. We do not track hotel rates, and they change with the season and with events, so compare your own dates on a booking site.
Who should pick which?
- First visit, four nights or fewer: Downtown, to keep transfers short.
- Beach holiday: JBR, with the Marina for evenings.
- Business trip: Downtown or Business Bay.
- Early or late flight: Downtown, or see staying near Dubai Airport.
- Families: see the best areas for families.
Still undecided? Where to stay in Dubai compares seven areas. Either base works with an airport transfer from the arrivals hall, or a chauffeur for the days in between.
