Where to stay in Dubai: the main areas compared by sights, beach, Metro and airport time

First-time visitors usually stay in Downtown Dubai for the Burj Khalifa and Dubai Mall, or in Dubai Marina and JBR for the beach. Palm Jumeirah suits resort holidays, Jumeirah suits quieter beach days, and Deira or Al Garhoud suit short stays near DXB. Drive times from the airport range from 6 to 39 minutes without traffic.

Which area of Dubai is best to stay in?

It depends on what you will do on most days. Dubai is a 100 km strip of coast, and the sights are spread along Sheikh Zayed Road (E11) and Jumeirah Beach Road. Your hotel decides how long every other trip takes.

If you want Stay in
Burj Khalifa, Dubai Mall, Metro on the doorstep Downtown Dubai or Business Bay
Beach, promenade, evenings out on foot Dubai Marina or JBR
Resort pool, private beach, Aquaventure Palm Jumeirah
Calm public beach, Burj Al Arab views Jumeirah and Umm Suqeim
Lower rates, souks, short ride to DXB Deira, Bur Dubai, Al Garhoud

How far is each area from DXB and DWC?

These are road distances and free-flow drive times from a routing service, checked on 17 October 2026. They assume no traffic. Add 15 to 25 minutes in the morning or evening peak.

Downtown Dubai and Business Bay

Downtown is the first-timer’s default. The Burj Khalifa, Dubai Mall and the Dubai Fountain sit within a few hundred metres of each other, and the Red Line has a Burj Khalifa/Dubai Mall station. Business Bay, next door along the canal, has its own Red Line station.

The trade-off is the beach. The nearest public beach is Kite Beach on Jumeirah, 11 km from Dubai Mall by road, so a beach day means a car. Downtown is also the nearest of the main tourist areas to DXB. For the run itself, see DXB to Downtown Dubai.

Dubai Marina and JBR

The Marina is a grid of towers around a canal, with a promenade of cafes below. JBR is the beach strip beside it, with The Walk running behind the sand. Both are walkable. The Red Line stops at Dubai Marina and JBR stations, and visitors can also reach the area by changing to the Dubai Tram at Sobha Realty.

The cost is distance. The Marina is 32 to 35 km from DXB, and the stretch of Sheikh Zayed Road between Business Bay and the Marina slows at peak. Our DXB to Dubai Marina guide covers the run and the Salik gates.

Palm Jumeirah

The Palm is a resort area. Hotels sit on the trunk and the crescent, with private beaches and pools, and Atlantis has the Aquaventure water park. The island has no Metro station. A taxi, a hotel shuttle or a pre-booked car does the work, and a trip to Downtown is about 26 km.

Atlantis The Palm is 36 to 40 km from DXB, close to 40 minutes without traffic. Read DXB to Palm Jumeirah before you pick a hotel on the crescent, because the drive to the far end adds minutes.

Jumeirah and Umm Suqeim

This is the coast between Downtown and the Palm: low-rise, quieter, with public beaches such as Kite Beach and views of Burj Al Arab from Umm Suqeim. There is no Metro along Jumeirah Beach Road, so you rely on cars. It suits travellers who want sand and space more than nightlife.

Kite Beach is 22 to 25 km from DXB, and Burj Al Arab is 27 to 30 km.

Deira, Bur Dubai and Al Garhoud

These are the older districts on either side of Dubai Creek. Deira has the Gold Souk, and Bur Dubai the textile souk and the old fort area. The Green Line loops through both. Rates are usually lower, and the airport is close: Deira is 8 to 11 km from DXB.

There is no beach here. Al Garhoud is the nearest of all, 4 km from Terminal 3. If your stay is short or your flight is early, read staying near Dubai Airport.

Which area suits first-timers, couples, families and business travellers?

  • First-timers: Downtown, for sights on foot. Add a beach day by car.
  • Couples: JBR for the beach and evening walks, or the Palm for a resort stay.
  • Families: the Palm, JBR or Jumeirah, depending on which theme parks you plan. See best areas in Dubai for families.
  • Business travellers: Downtown or Business Bay for the Dubai International Financial Centre and World Trade Centre side of town. See ground transport for a business trip.

Getting between your area and the rest of Dubai

The Metro covers Sheikh Zayed Road and Deira, and nothing else. The Dubai Metro guide lists timings, and how to get around Dubai compares the options. Salik toll gates on Sheikh Zayed Road are free from 1 am to 6 am, so a late-night run costs less than a peak one. See Dubai Salik tolls.

If you want a car for the whole stay, a car with driver is booked by the day or the hour, and our airport transfers start at the arrivals hall. Each chauffeur service trip is confirmed on WhatsApp. Everything about the city is collected in the Dubai travel guide.

Questions and answers

Which area of Dubai is best to stay in for a first visit?

Downtown Dubai suits most first visits because the Burj Khalifa, Dubai Mall and the Dubai Fountain are on foot and a Red Line Metro station sits beside them. If the beach matters more than the sights, choose Dubai Marina or JBR. Either way, plan a car for the days you leave the area.

Which area of Dubai has the lowest hotel rates?

Deira, Bur Dubai and Al Garhoud usually carry lower hotel rates than Downtown, the Marina or the Palm, because they have no beach frontage. We do not track hotel rates, so compare your own dates. The saving is real mainly if you do not need a beach hotel.

Is it better to stay in Downtown or Dubai Marina?

Downtown puts you 14 to 17 km from DXB and beside the Burj Khalifa. The Marina is 32 to 35 km out but has the beach, the promenade and the tram. Our Downtown versus Dubai Marina guide sets out sights, walkability, Metro access and airport time for each, in more detail.

Which area is closest to Dubai airport?

Al Garhoud is the closest residential area: about 4 km from Terminal 3 and 8 km from Terminal 1. Dubai Festival City, Port Saeed and Al Qusais are close too, and Deira is 8 to 11 km away. All are a 6 to 14 minute drive without traffic, on figures from a routing service.

Where should couples stay in Dubai?

Couples who want a beach and restaurants within walking distance usually pick JBR or the Palm Jumeirah. Couples who want city views and shows pick Downtown. Jumeirah near Burj Al Arab is quieter than both. There is no single right answer, so match the area to how you plan to spend the evenings.

Do I need a car if I stay in Dubai Marina or on the Palm?

Not for the Marina Walk or JBR, which are on foot, and the Marina has Red Line and tram links. The Palm and the Jumeirah beach strip have no Metro, so a taxi or pre-booked car is the practical option for most trips off the Palm.
